Internal strengths, coupled with external opportunities and clear formulated missions, provide us the basis for establishing objectives and strategies.
For us, an owner’s long-term objectives represent the results expected from pursuing certain strategies. Strategies are then the actions to be taken to accomplish long-term objectives. For each property, objectives become crystallized as feasible strategies and are formulated and selected.
Our property management team, led by Paul Kiebler, works with clearly stated and communicated objectives. Clearly established objectives provide each office with direction, allows synergy, aids in evaluation, establishes priorities, reduces uncertainty, and minimizes conflicts.
We are armed with a system that works! Our executive team makes decisions based on the intimate knowledge of front line policies and procedures. We know when decisions are necessary. We know that the most important part of decision making is to make sure you are addressing the right problem. We know how to define "the problem". Most importantly, we know that we have not fixed a properties problem until we have built implementation and effectiveness into our decision process.
We manage each property with pre-established objectives. We do not manage by exploration, manage by crisis, manage subjectively, or even manage by hope. Our management objectives are effectively communicated to our front line teams who strive daily to attain them. Our process is equipped with measurable yardsticks so teams can receive evaluating feedback on their performance.
Without this structure, properties work with no general plans of where to go, or what to accomplish. Teams just tend to do the best they can to accomplish what they think should be done. Properties fall into mystery management, aimlessly hoping that they will be successful.
Our culture supports the collective commitment of everyone we work with to a common purpose, goal, and objective. Our good property management plans are not just good intentions, we degenerate our plans into our work.
