Paul E. Kiebler IV
President

Paul Kiebler is the majority owner and managing partner of Apollo. He was a licensed real estate appraiser in the states of Ohio, Illinois, and Michigan and was an Associate Member of the American Appraisal Institute. He graduated from The Ohio State University in 1992 with a Bachelor’s Degree in Real Estate and Urban Analysis.

Paul Kiebler is also the owner of Kiebler Properties, which is known for its best-of-class portfolio of premier real estate, including apartment, student housing, resort, and new residential communities. Highly respected for its planning and stewardship of the projects in its portfolio, Kiebler Properties fulfills roles as developer, manager, investor, and partner in the communities in which it operates.

Paul Kiebler has been the managing member or president of companies that have constructed over 2,000 multi-family units located in Ohio, Pennsylvania, South Carolina, and Florida. Additionally, he presently controls several apartment complexes that contain more than 1,820 units.

Paul Kiebler has developed various projects including Ventana Hills Apartments (470 units), Ridgebrook of Concord (30 units), Berkley Manor Apartments (252 units), Gateway Crossing Apartments (256 units), Foxmoor (223 units), The Village of Sewickley Hills (100 units), Woodcreek Farms Apartments (176 units), and Slippery Rock Student Housing / The Ivy Apartments (632 student beds).

Jason Wasserbauer
Vice President
Director of Operations

Jason has a vast amount of experience in the rental industry. He began as a general manager in the fast paced car rental industry. He soon moved his sights to property management where he began his 10 year property management career as a Regional Property Manager, Regional Operations Manager and Director.

Over the years, Jason has worked with many different types of multi-family housing. He is well versed in the affordable housing industry, as well as market-rate communities. His intimate knowledge of the industry helps Apollo Property Management shape and mold solid organizational policies and procedures. He is a specialist in building individual property strategic business plans.

Since 2000, Jason has operated multi family properties in locations throughout the Midwest U.S. He takes a "taskforce" approach to the property’s management, assembling an appropriate team of experts to match specific challenges.

He works to immediately secure the asset and move rapidly to ensure that vacant units are vacant, down units are down, life safety issues are identified, that the rent roll reflects available leases, and that operating costs are consistent with the local market. He proactively find solutions that generate bottom-line results.

Jason’s goal is to maximize the asset’s ultimate value -- improving operating efficiencies, controlling cash, increasing market share, alleviating liability exposures, restructuring often overwhelming contracts, enhancing the asset’s business reputation, boosting employee morale, and improving its curb-appeal. This brings a more marketable property and a higher sales price.

Before his involvement with Apollo Property Management, Jason worked with other prominent property management firms in the Cleveland area. He joined Apollo in 2009. He is an accredited Certified Occupancy Specialist (COS), and he has a BA in Business Management from Walsh University.

Gerri Kornblut
General Counsel

With over 20 years of legal experience, Gerri has a strong business orientation and a diverse background as a corporate attorney for companies in various industries, served as a senior counsel in a national public accounting firm, and as an associate for a large law firm.  Prior to joining Apollo, Gerri served as General Counsel for a real estate development, property management, and construction company.  She has a wealth of experience in litigation, contracts, fair housing law, collections, landlord-tenant matters, regulatory compliance, construction law, real estate transactions, human resources, and general corporate matters.  Gerri possesses excellent leadership, interpersonal, analytical and communication skills.  She takes a proactive approach in providing advice and counsel to management in diverse areas of the law to ensure corporate compliance, manage legal exposure, advance corporate initiatives, and to create value for the organization.  Gerri graduated with a Bachelor of Science Degree in Business, with Honors, from Indiana University in Bloomington, Indiana and with a J.D. Degree, Cum Laude, from the University of Miami School of Law in Miami, Florida. 

Gary Murphy
Chief Financial Officer CPA

Gary graduated from Clarkson University with a Bachelor of Science Degree, majoring in accounting.  He is a Certified Public Accountant.   Gary has broad experience in accounting, management, analysis, reporting, lender relations, acquisitions and dispositions, construction and permanent financing, audit coordination and tax return preparation.  He has spent the past 15 years in various sectors of the real estate industry, including construction, development and management.  Gary takes a hands on approach and is actively involved in the day to day accounting and finance function.

Jill Krzeszewski
Director of Human Resources

Jill graduated from Cleveland State University in the top five percent of her class with a Bachelor of Arts Degree, majoring in Accounting with a minor in Human Resource Management. She is an active member of the American Payroll Association and the Society for Human Resource Management and is a Certified Payroll Professional, as well as a Senior Professional in Human Resources. Jill was also accepted into the Cleveland-Marshall College of Law and plans to obtain her Law Degree specializing in Corporate Law. She joined Signature Property Management in November of 2009 and previous employment includes: Medical Division Manager/Client Services Manager for Litigation Management, Inc., Payroll Manager for Dots, LLC, and Human Resources/Payroll/Benefits Manager for Pomeroy IT Solutions.

Erv Fluty
Regional Operations Manager

Erv has been in Property Management since 1994. He has held positions such as Property Manager, Association Manager, District Manager, and Regional Operations Manager. He possesses a solid background in the multi-family housing industry, and specializes in apartment management as well as condominium association management. As a regional operations manager, Erv oversees the operational functions of the Northeast Ohio market, with over 1,500 units and ensures that the goals of that market are met including the overall profitability of the market.

Erv is a master at managing on-site leasing efforts, analyzing local market trends, community traffic patterns, managing community curb appeal, and physical facility maintenance programs.

He is a member of the Northeast Ohio Apartment Association (NOAA), and hold a BA from The Ohio State University.

Brian Weisberg
Senior Regional Operations Manager

Brian comes to Apollo with a proven track record of success in the management, operations and acquisition of Real Estate portfolios. He has a successful background in increasing productivity, profitability and competitive performance in the field. With more than 17 years of combined experience operating over 400 different styles of facilities from single family homes to a Library of Congress he has had the unique opportunity to learn every aspect of this industry from clerical to senior management from every angle. His roles in the past ranged from Property Manager to Director of Operations in diverse economies serving four different states. He has managed multiple portfolios and consistently maintained occupancy over and above local and national averages. Brian increased revenues and reduced expenses from 5% upwards of 50% on distressed and active portfolios. He restructured and built teams of property professionals from Maintenance to Property Managers to maximize profitability and reduce losses. He participated in the acquisitions, build out and lease up of industrial, residential, office and commercial facilities as well as third party management contracts. Brian retains active memberships at NOAA, OAA and CAI to ensure that he is in touch with the ongoing changes in our industry.

Debra Lewis,
Regional Manager

Debra has worked in the property management industry for over 25 years in the areas of Virginia, Michigan and Ohio. She started her career in property management as a leasing agent and worked her way up to a property manager within six years. Debra previous employment includes the following property management companies: Signature Property Management, Greystar Property Management, Westhaven Group, IMS Property Management, Alpha Property Management and Midwest Management. She has extensive knowledge in HUD and tax credit properties and is a Certified Occupancy Specialist. 

Jean Renforth
Regional Manager

Jean has a successful background in Property Management with over 25 years of experience in the Midwest.  The majority of her management experience is in the Indianapolis market.  She has worked for other management companies in both a manager and regional manager capacity such as Equity Residential, Archon Residential and Hall Real Estate.
 
Jean has a successful track record in property lease-ups, multi-million dollar apartment renovations and developing a management plan to reposition communities to perform at a higher level where properties have under performed in the market.  She has the ability to recognize staffing needs, reducing turnover cost and maximizing revenues. Jean has been an active member of the Indiana Apartment Association for several years and participates in on-going class training and various industry events.

Susan Simpson
Regional Manager

Susan has worked in the multi-family apartment industry for the past 24 years.  She has managed communities in Columbus, Toledo, and Cincinnati markets.  With solid experience and education, she has a proven track record for taking communities with both occupancy and delinquency issues and turning them around in a very short time.  During her years in the industry, she has held every position including Regional Manager and has a clear understanding of the fiduciary responsibilities to ownership, while supporting the efforts of the on-site teams by providing hands-on leadership, marketing and training.  She has been directly responsible for mentoring many associates who have been promoted within those organizations.  Susan’s experience, success, and leadership skills help her teams perform with organization and cohesiveness to reach each communities set goals. 

Susan has a Business Management degree; C.A.M. certification, LIHTC certification and is a C.P.M. candidate.  In addition she has held several positions within the local Apartment Association, is a past Vice President for a homeowner’s associations and is actively involved in several charitable organizations related to the industry.

Steven Pogozelski
Director of Accounting

Steve graduated Summa Cum Laude from Cleveland State University with a Bachelor of Arts Degree, majoring in Accounting. He is a Certified Public Accountant and an OSCPA member. Steve worked with other prominent property management firms in northeast Ohio as a consultant and as a CFO. Prior to Steve entering the property management field, Steve’s previous employment includes: Director of Finance/Controller for Reality One Inc., Controller for National Medical Diagnostics, Inc., and an Experienced Audit Senior for Arthur Anderson & Company.

Peter Baumgartner
Controller Construction Division


Peter is a graduate of the University of Dayton where he earned his Bachelor’s Degree in Business Administration. He has over 20 years of accounting experience, with 15 of those specifically in the Real Estate Development, Construction, and Property Management industries. His capital project experience is diverse and includes roughly 25 Bravo and Brio brand restaurants, numerous hotel projects - most recently the Cambria Suites in Pittsburgh, condominium projects, and even a couple of roller coasters for Six Flags. He prides himself on his relationships with vendors, project managers, owners, and banks, all of which are important for a successful capital project.

Stephanie Sturzinger
Marketing Manager


Stephanie is responsible for marketing all residential communities, market research, occupancy control, resident relations, corporate branding, positioning initiatives, and overseeing design and development of websites and collateral material. She began her property management and marketing career in 1999 and has worked at such companies as General Investment and Development Company, Windsor Communities,
Dominium Apartments, The Coral Company and For Rent Media Solutions. Throughout her career she has devised strategic marketing plans and advertising campaigns, oversaw promotions and public relations activities and hired and trained leasing/marketing staff. She has been successful at the lease-up and stabilization of high profile properties in her portfolio and the repositioning of existing sites.

Ms. Sturzinger has also been actively involved in the Northeast Ohio Apartment Association. She has been the Chairperson of the Education Committee and is an Approved Grader/Instructor for the Certified Leasing Professional classes. Ms. Sturzinger has an M.A. in Communications from Bowling Green State University.
 
Amanda Holcombe
Corporate Leaseing Specialist


Amanda Holcombe has always had a passion for real estate and brings a diverse sales and hospitality background to the Apollo team.  She began her real estate career by selling single family homes and townhomes for Ryan Homes and then moved on to selling condominiums for Toll Brothers City Living Division outside New York City.  She then began traveling the country as a Leasing Specialist with the industry’s leading leasing and marketing company.  She focused on leasing and marketing for new lease-ups, renovated properties, urban high rise and mid rise buildings, and student housing communities.  Amanda has sales and marketing experience in over 12 markets including DC, NYC and Chicago and has consulted with numerous property management companies.   Amanda quickly made her way to Master Leasing and Marketing Specialist and focused on leasing and closing prospects, devising multi-level marketing campaigns in many different markets and product types, and has been consistently training and improving leasing teams along the way.   Amanda has a B.S. from The Pennsylvania State University.
 
Bryan Lewis
Corporate Leasing Specialist


Bryan Lewis brings as strong sales and marketing background to the Apollo team.  He began his sales career in the mortgage and rental car business, but has spent the majority of his career  consulting with a multitude of property management companies around the United States.  As a Senior Leasing Specialist with one of the countries top leasing and marketing firms, Bryan has traveled and worked in many different markets.  He has specialized in developing marketing campaigns and leasing stratigies for multi-family apartment communities.   He has been successful with new property lease ups, luxury city high rises lease ups, repositioning lease ups, and renovated lease up projects.  Many communities and property management companies have continued to find success when implementing his techniques. Bryan consistently brings innovative ideas and cutting edge thinking to the Apollo team. Bryan has a Bachelor of Science from Wright State University.
